Using the Real Estate Appraisal Form

One of the terms you’ll hear frequently when you set out to buy a house or other property is “appraisal”. There are specially trained professional appraisers who assign a value to a house for sale. When you request the services of one of these people, you’ll need to submit a request for a real estate appraisal form.

When you deal in real estate, you’re usually talking about large amounts of money. The person selling the home wants to get top dollar and the buyer wants the best value for his or her dollar. The appraiser comes in to assign a fair value to the property. The amount is based on the property itself, the neighborhood where it resides, the state of the real estate market in the locale, and what comparable homes in the area are selling for. The purpose of seeking an appraisal is to obtain an unbiased and fair valuation of the property so that neither side will have an unfair advantage.

When you fill out a request for a real estate appraisal form, you’re basically telling the appraiser that you want him or her to check out these aspects of the home and neighborhood you’re interested in. It’s customary to ask for a written report, but in some cases a verbal one will work.

There are some things you’ll definitely want to know before you hire an appraiser. In other words, don’t just ask the first one you meet to check out the property you’re interested in. Find out:

• What type of certification or license they hold in your state
• The type of client they usually work for (commercial, residential, lenders)
• How long they’ve been in business
• What’s their experience in your niche market
• If they know properties in the area where you want to buy

All appraisers must be licensed or certified to certain criteria in your state. However, there are a number of organizations that an appraiser may belong to. They usually have higher standards than the minimum. Ideally you want to find someone who has extra training and education, and of course lots of experience.

You can find lists of real estate appraisers in your area online. If possible however, you may want to find one recommended by someone you know. This could include a friend or co-worker who has used his or her services to buy property. You may also obtain a recommendation from your real estate agent or lender. As with anyone else who helps you with such a major decision, it’s important that you trust your appraiser and feel comfortable working with them.
